South Milan

The logistics warehouse is located in the municipality of Carpiano (MI), one of the most strategic areas in Italy for logistics, thanks to its proximity to major motorway connections, including the A1 (Milan-Naples) and the A50 (Milan West Ring Road).

Built in 1992, the building features a cross-dock configuration with 31 docks and a clear height ranging from 4.5 meters in the fresh produce chambers to 9 meters in the frozen chamber. The property includes three temperature-controlled chambers: a fish chamber with a temperature range of 0 to 4°C, covering approximately 4,320 sqm; a fruit and vegetable chamber with a temperature range of 10 to 18°C, covering about 5,670 sqm; and a frozen chamber with temperatures ranging from -20 to -25°C, covering approximately 2,750 sqm.

The ammonia refrigeration system, installed in 1992 to manage temperatures, was upgraded in the fruit and vegetable area about 10 years ago using stainless steel piping. This system is equipped with certifications for safety valves, detectors, and thickness gauges. All refrigeration systems are regularly maintained and fully operational.

Moreover, the plot offers significant residual building capacity, allowing for the possibility of expanding the property by approximately 6,000 sqm.
